Grounds – Service walks, driveways, decks should all have durable surfaces which should meet the manufacturers warranty if installed properly.  Issues such as installation on unstable soil and water saturation can have a negative impact on the life cycle of  various components to be inspected.

Roof – Most common roof is asphalt shingles, common warranties are 20-25-30 years.  With proper structural materials, flashing etc, the roof life should reach 85-95% before visible deterioration takes place.

Exterior – Wood siding should be professionally painted periodically with all surfaces cleaned and exposed wood primed.  Damaged siding should be replaced prior to painting. and all joints, nail holes and seams should also be professionally caulked prior to painting.  Note, homes built before 1978  should be tested for lead paint before any painting or repairs are performed.

Interior – Windows are made from several different types of materials.  From metal to wood to vinyl.  Newer windows today are usually Vinyl or PVC with double pane glass and weather stripped jambs and sashes.  They are maintenance free and have a high energy rating.

Plumbing – Most water heaters properly maintained, will usually last from 8 – 12 years. .Items such as Temperature Pressure Relief valve and its associated extension pipe will be inspected.  Some older homes are  susceptable to having leaks in baths and kitchens causing floor and wall damage from water intrusion.
